How mortgage rates are actually set

Most markets price loans as a benchmark plus a bank spread: LPR in China, HIBOR or the prime rate in Hong Kong, SORA in Singapore, an OPR-derived SBR in Malaysia, the short-term prime rate in Japan. When the benchmark moves, your payment moves.

Fixed or floating

A fixed rate sells you certainty and usually costs more. A floating rate saves money but hands you rate risk. The test is simple: can you absorb a 20–30% jump in your payment? If not, fix it.

How to get a lower rate

A larger down payment, a shorter or longer term compared side by side, a clean credit file, keeping your salary account with the same lender, and applying at quarter-end when banks chase targets — all of these work in practice.

FAQ

How is the monthly payment calculated?

With the standard amortising formula: payment = P × r × (1+r)^n ÷ ((1+r)^n − 1), where r is the monthly rate and n the number of months. This is how almost all mortgages are structured.

Why is my rate higher than this?

The table shows the range offered to strong applicants. Credit history, income stability, debt ratio, property age and loan-to-value all push the actual rate up.

Are fees included?

No. Valuation, legal, insurance and stamp duty costs are excluded, so your true cost is higher than the interest figure here.

Is early repayment worth it?

It depends on the prepayment penalty versus your alternative return. If the penalty is smaller than the interest you avoid, it usually pays. If you have a higher-return use for the cash, it does not.
